From Small Deals to Mega Projects: Michael Ruge on Funding

You have to start somewhere, but here is how to finish big.

Let’s rewind a bit. Michael Ruge is a best-selling author and a big-shot developer now, but he didn’t start there. He is the first to admit that he made “plenty of mistakes in the first couple of decades.” That honesty is refreshing. He tells young investors: start small. You have to learn the ropes of funding before you can handle the big real estate projects.

So, how did Michael scale up? He figured out the funding puzzle. He realised that you don’t need to own the whole building yourself. You just need to control the land and the deal flow.

Today, Michael works on massive land assemblies. He buys one house, then the neighbour’s house, then the next. He puts them together like puzzle pieces to create a plot big enough for a $200M development. But buying five houses costs millions. Where does that cash come from? Private investors.

Here is the step-by-step of how Michael scales real estate projects:

  1. The Grunt Work: Michael’s team finds the specific location (e.g., near the new hospital in Duncan).

  2. The Ask: They raise funding in chunks of $250k. You lend the money.

  3. The Work: They rezone the land. They get the permits. This adds massive value.

  4. The Flip: They sell the entitled land to a national developer.

The beauty of this strategy is that it de-risks the construction phase. Michael doesn’t build the tower; the big developer does. Michael’s investors don’t have to worry about labour shortages or supply chain issues. They just collect their interest and their equity.

Michael Ruge is currently working on a downtown project near a university. It will have 150-200 units. The land is worth about $5M. The funding raised today will secure that land. In 2-3 years, when the developer comes in, that $5M land might be worth significantly more, but the investors have already been paid back.

This model is incredibly upbeat because it creates a velocity of money. You get your $250k back, plus profit, plus equity. You can then take that $250k and put it into Michael’s next project, while still collecting rent from the first project. That is how you build generational wealth. Michael Ruge has turned funding real estate projects into a repeatable, scalable, and (dare we say) fun process.
